Recently, ARDA-ROC (Resort Owners’ Coalition), the advocacy arm of timeshare trade association ARDA, which promotes the interests of timeshare owners at the federal, state, and local levels, teamed up with TBMA . This conference marks their first event together.

“We are extremely pleased to sponsor ARDA ROC/TBMA and to help folks understand that working with timeshare associations is not cookie cutter, and we are here to help owners make the best choice in the transition phase,” said Joe.

During the conference, Joe will discuss Tokenization of Timeshare. On Thursday, September 12 at 10:30 Joe and his partners at Volqa will give a sneak preview of the exciting and fresh concept encompassing NFTs (non-fungible tokens) and Timesharing.

Joe said, “Technology has already changed the face of travel (think Airbnb or VRBO) and we are now poised to do the same for timeshare.”

He says , “Tokenization is about selling way more timeshare, and our goal at MVP is always to find the best solution for our clients, whether it’s finding new ways to sell and generate maintenance fees, repurposing all or part of the resort, bringing in an in-house sales team and/or assisting the owners keep many of the benefits of timesharing like exchanging. NFTs bring another layer of engagement which is particularly appealing to our younger demographic.”

Later that afternoon (3:40 p.m., Thursday, September 12) Joe joins a panel of experts to discuss Resort Transformation.

“Timeshare is a great product,” said Joe. “Our team is experienced in management, rentals, sales, and repurposing. HOAs have many options, and we are here to guide developers, HOAs, and Owners to examine what they have now and review all realistic options. MVP has the resources necessary to ensure a beneficial outcome for all involved.”

The Personal Importance of Timeshare

When ARDA, the association representing the timeshare industry, held its annual convention this spring, everyone was very enthusiastic about “Micro sessions.” These rapid-fire presentations focused on issues within the vacation ownership industry. Selected service providers shared solutions to many of these challenges.

Two of my favorite clients (well, full transparency, all my clients are my favorites) discussed the viability of repurposing a legacy resort. Bill Ryczek, RRP, Principal Partner/Colebrook Financial and Joe Takacs, CEO/MVP, a Takacs Company discussed a hot topic in the industry these days:

Colebrook Financial specializes in providing financing for the timeshare industry and offers a variety of facilities in amounts ranging from $100,000 to $30 million+. Their innovative approach to financing includes consideration for clients like MVP, a Takacs Company, which has more than 50 years of combined experience in timeshare sales, management, and customer service.

The two discussed the unique challenges of repurposing a legacy resort and how to select an ally to assess the best solutions and ensure the best outcome.

With Bill posing intelligent questions, and Joe, who is known as being rather loquacious, responding, the audience was privy to Joe’s thorough understanding and expertise in this arena. I was amazed that within 15 minutes Joe sorted through the myriad factors to consider, suggestions on how to work with the HOA Board, the nightmare of Title issues and costs involved.

What really got to me was Joe’s description of a timeshare owner who he met at a Denny’s to give him his check. The guy cried. He cried because he loved his timeshare. He cried because he had so many happy memories of his family on their timeshare vacation. He cried because he was going to miss his timeshare and he cried because—after Joe and his MVP worked their magic– he got a check for nearly $8000. MVP was also able to move the owner to another resort seamlessly so that he could continue on enjoying timesharing the way it was meant to be.

Timeshare is a great product. Strategic solutions to accommodate the changing ownership base come in many forms. A company like MVP looks at all the options with the HOA Board and implements plans that will work for everyone.

The short answer is NOTHING and EVERYTHING.

I have been in this business since 1983 and have talked personally with literally thousands of families that have enjoyed timeshare all over the United States and the World. One of those families is mine. When my wife Dana and I married in 1986; our goal was to get ahead; work, work, work. And I neglected ‘forcing’ ourselves and our family to take a break, vacation. I don’t actually remember when that changed but it did. And I am so happy that it did. Our gang (4 children) still talks about times together years ago. Of course it wasn’t all perfect; but we were together and enjoying what really matters; each other. That is what timeshare is and why nothing is wrong with it – it simply works.

Yet, the process of getting in, getting out and making sure what each family has works the best for them is to at least some extent broken. Like any industry there are people who simply don’t have others best interests at heart. Timeshare has its share of misleading and misguided individuals and companies that tarnish an otherwise great idea.

I wish there were a way to talk to each and every timeshare owner that needed help. I wish there were a way that I could do that myself. Of course that isn’t possible. But what s possible is making sure the commitment exists with every employee at MVP to be honest, have incredible integrity and when we do err (which we will) – make it right as best we can.

There are things wrong with timeshare but there are more things right. At MVP we are committed to serving those that we are privileged to work alongside and those whose business we earn. Dana and I live to serve God and somehow want to find a way to do business in a manner worthy of that calling. As Joshua said “as for me and my house, we will serve the Lord” (24:15). As for me and my MVP, we will serve our customers, our partners and our employees.

I love this business. Everyone deserves a break, a vacation and timeshare is an outstanding way to make that happen. For everyone? Probably not. But it works and it works well. As I said above, I wish I could talk to everyone and share with them what we’ve learned. Vacations are wonderful no matter where or when. Just GO.
